- Villa Roc Fleuri, otherwise known as “Bond Villa,” can now be yours for €23.5 million (AU$41.5 million).
- Once upon a time, this Belle Époque-style property was notably the not-so-humble abode of original 007: Sean Connery.
- Back in June 2019, Villa Roc Fleuri was initially listed for €30 million (AU$52.9 million) before being reduced to €15 million (AU$26.5 million) six months later.
Villa Roc Fleuri, inarguably the most iconic property in its corner of southern France, is once again up for grabs. This time, at an eyebrow-raising asking price of €23.5 million (AU$41.5 million).
This stone-cut artefact of glamour, provenance, and old-world muscle can be found elegantly perched above Nice’s glittering coastline like an architectural fantasy.

Built in the 1930s – all swaggering Art Deco lines and Riviera hauteur – as alluded to above, the five-storey estate was once the Mediterranean base of Sir Sean Connery, who lived here throughout the 1970s and 80s with his artist wife Micheline Roquebrune.
To the point where the locals (and we netizens) still refer to it as the “Bond Villa” decades later.
The current owners acquired Villa Roc Fleuri in 2015 and treated the seaside sanctuary to a respectful top-to-bottom renovation. Though rest assured, the bones (read: charm, cinematic grandeur) remain unaltered. And it certainly remains fit for James Bond himself.
Suffice it to say, a cool €23.5 million buys more than just panoramic views and bragging rights. For this calibre of money, you’re afforded over 10,000 square feet of moody wood panelling, wrought-iron staircases, and hand-laid mosaics, serviced by a lift.
Villa Roc Fleuri’s top-floor primary suite – complete with dual bathrooms and panoramic terraces – is the kind of place where you’d wake up feeling like you’ve already won something.
Then there’s the indoor infinity pool (heated, of course) with front-row seats to the Port of Nice and all the way out to Cap d’Antibes. Other notable amenities include a spa, gym, rooftop barbecue deck, manicured gardens with direct sea access, as well as a professional-grade kitchen and wine cellar.
As for the guesthouse, it’s partitioned into two apartments and a caretaker’s residence, with the option to tack on a third villa – a 160-square-metre, three-bedroom property with superb circular swimming pool suspended over the waterline (see: below) – if you fancy expanding your palatial domain for a few extra million. In for a penny, in for a pound, as they say.

“The sea is at the foot of the property, the Port with its shops and restaurants is within walking distance, Cap Ferrat and Monaco are within easy reach. The airport is just on the other end of the Promenade… in fact you can see the property as you exit the plane,” elaborates the official listing.
“This is a once-in-a-lifetime opportunity!”
€23.5 million (AU$41.5 million) is all it takes to realise this fantasy. Find out more below.
