It was only a couple of weeks ago we covered the news of Alan Joyce’s Mosman mansion hitting the market for $1 million more than he paid for it a year prior (he also never even moved in). However, the Waterhouse family knows even more about a guaranteed payday. And with 6 Tivoli Avenue, Rose Bay coming up for sale, the payday could certainly be a sizeable one.
Known as Villa Biscaya, this Spanish Mission-style home was originally designed by the well-regarded architect Alan Edgecliff Stafford in 1929, and has remained a prominent Rose Bay landmark for the better part of a century. And yet despite its distinct design and lush tropical gardens, the mansion has historically struggled to sell.
It was last purchased for $10.25 million by options trader and member of the prominent racing family David Waterhouse back in 2020 after sitting idle for almost six years; the owners prior to him being medical entrepreneur Robert Gregg and his wife Elaine. Now, three years after he snapped it up, Waterhouse is offloading the treasured abode for $28 million.

Waterhouse undertook a renovation of the interior, as well as having secured DA approval for an “additional floor to reveal an uninterrupted Sydney Harbour panorama and also approval to create four-car garaging with a studio.” As a result, he could very well net $18 million after a short three years of ownership.
All counted, Villa Biscaya contains four bedrooms and four bathrooms, with the front of the home opening up onto a palatial foyer flanked by a staircase up to the second level and a living space beyond. There’s also a sandstone wine cellar, home office, and pool. 6 Tivoli Avenue, Rose Bay enjoys some of the more spectacular terraces and alfresco dining areas that Sydney has to offer.
The property is currently being represented by Bethwyn Richards and Steven Chen from The Agency real estate firm and is officially seeking expressions of interest. According to data from Domain, the price target is $28 million.
