Located just off Highway 97 in the Pine Pass of the Northern Rocky Mountains in British Columbia, Powder King Mountain Resort, built in the early 80s, stands tall as one of Canada’s most enviable alpine experiences for copious dumps of the good stuff.

The legendary resort is bounded by the best snow quality in all of the country’s ski hills and is just an hour’s flight from Vancouver (plus a two-hour drive from Prince George). With 37 runs, three lifts and over 41 feet of annual snowfall (12.5 metres), it’s little surprise that the unadorned, hostel-style ski lodge makes it a quiet underdog in the North American ski scene.

Sounds like a legacy you want to be a part of? Well, if you’ve got CA$6.5 million (AU$7.05 million) to invest, you can actually own the entire thing. The almighty Powder King has been listed by Colliers for a sale package that includes a sister property, The Azouzetta Lake Resort, totalling 900 acres of pristine skiable terrain.

The new owner of the all-season mountain resort will take the reigns of the 50-room hotel as well as all operations, including a service shop and accessory buildings, on-site staff accommodation, a cafeteria-style restaurant and a dining room and lodge that comes with a licensed pub. Infrastructure for all utilities such as hydro power and natural gas also comes with the sale.

Inside the resort, those 50 rooms don’t exactly scream luxury. But the real value-add is Powder King’s sister property: Azouzetta Lake Resort.

It’s the only property on its 340-acre eponymous lake, which includes five duplex cabins (as well as two A-frames), four extended-stay cabins with full kitchens and 25 surrounding campsites. Since you’re not just buying the buildings, you’ll also get a gas station, a convenience store and the popular Cafe 97, all of which are located just 6 KM from the base operations of Powder King.

To widen the scope of terrain, the Azouzetta Lake Resort also has direct access to a small sandy beach and a dock for those who want to set off (or arrive) via boat.

And if you’ve got ambitions beyond the current properties, that $7.05 million package will also come with a development agreement and master plan that allows for “significant expansion and acquisition” of Crown Land. Valuable if you and your mates want to build your own powdery empire in this north-eastern corner of British Columbia.

How bloody good.
