Update [21/4/23]: Arriving on the market late last year with a bullish target price of $40 million, The Range in Bryon Bay has finally sold for $37 million and set a new record for the region’s white-hot prestige market. It has only been since months since the previous record was set when the Roche family’s Clare Mulham purchased a Suffolk Park estate for $26 million, proving that Byron Bay and its surrounding hinterlands are the new playgrounds for Australia’s wealthiest families.
The Range property most recently traded hands when it was purchased in 2017 by Tom and Emma Lane (of Oroton fashion empire fame), for the now very reasonable seeming sum of $3.8 million. In five years, and admittedly after one of the most tastefully luxurious redevelopments in recent years, the 50-acre estate has increased tenfold in value and has become the new jewel in the crown of Coopers Shoot, less than 10kms from Byron Bay.
Despite price records being set and reset with notable frequency over the last half-decade for the top end of Byron Bay’s real estate market, the same can’t be said for the everyman’s market, which has seen some of the steepest declines in the country for a regional property. Nearby Mullumbimby and the iconic Byron Bay have endured some of the largest median house prices falls of 25.7% and 23.9% respectively.
Original article: Many a celebrity has run through this unique 50.1-hectare Spanish-style getaway in Byron Bay, and now it could be yours, having hit the market with a $35 million price guide. Long one of the region’s most coveted pieces of property, ‘The Range’ sits on a spectacular 124-acre holding in the Byron hinterland.
Specifically, you’ll find this acclaimed Spanish-style property in Coopers Shoot, perfectly sized with six bedrooms and eight bathrooms, sporting immaculate views spread over Piccadilly Hill and the distant Pacific Ocean. The location is just minutes from town, making the homestead one of the more accessible luxury properties in the area, and an easy jaunt for the many A-listers who have stayed over the years.
The Range isn’t a random nickname. The property also includes additional residences dubbed ‘The Fishing Shack,’ ‘The Barn Studio,’ and ‘The Cabin Inn’ in case the new owner needs private accommodations for guests and visiting family. ‘The Range’ currently has a team of full-time staff to cater to all guests, positioning it as a high-value rental property on par with Australia’s finest group getaways.
Kim Jones of Ranges Estates is the agent heading up the sale while Emma and Tom Lane are the property’s current owners. According to REA, the owners initially planned to sell The Range last year, but travel plans got in the way and now they are looking for someone to take over this valuable piece of real estate.

The Lanes were also once the owners of The Farm in Byron Bay before it was sold to Oyster Co restaurateur Fraser Short in 2020. And if the name Tom Lane seems familiar it’s because the gourmet farmer and interior designer is the heir to the Oroton fashion empire.
A strong sustainability ethos defines the design of this European-style property. Recycled timbers, basalt rock and various repurposed materials have been used to create a soft aesthetic, framed amenities such as an outdoor cinema, infrared sauna, a very modern fitness centre and a stylish amphitheatre-style fire pit.
Outdoor entertainment is big business at The Range. The courtyard reflects the splendour of European walled gardens, taking advantage of the area’s subtropical climate with a show-stealing infinity-edge pool area surrounded by decks, daybeds and shaded lounge and dining areas with a wood-fired oven.
Inside the main residence, you’d find a sunken lounge with a stone fireplace surrounded by wraparound seating. Sustainable design continues here, with the lounge area built with rocks foraged from the surrounding farmland, used to provide a lot of contrasting textures along with terracotta tiles, rendered walls and repurposed beams. The Spanish farmhouse inspiration is obvious, with a very warm, rustic palette walking the fine line between Australiana references and Hacienda-style hues.
The lavish master bedroom offers excellent views that sweep the hinterland with covered walkways accessible and an outdoor bathing area via oversized glass sliding doors.
The prospective owners aren’t just investing in the homestead. The property also comes with a very productive Macadamia plantation with around 5,000 trees, five remnant rainforests and koala habitats. The immediate area surrounding the property also boasts extensive tree plantings as part of an extensive regeneration program that includes natural spring-fed dams used to irrigate the property’s garden and lawn areas. The Lanes also installed numerous rainwater tanks to hold up to 250,000 litres that are used to fuel the house along with solar panels and banks. for power storage.
The Range Byron Bay, located at 294 Picadilly Hill Road, Coopers Shoot NSW 2479, has been listed with a guide of $35 million.
